The Right Honourable Thomas Lord Fairfax Baron of Cameron in that Part of great Britain called Scotland Proprietor of the Northern Neck of Virginia: To all to whom this present Writing shall come sends greeting: Know Ye that for good Causes for and in Consideration of the Compensation to me paid And for the annual Rent hereafter reserved I have given granted and confirmed and by these presents for me my heirs and Assigns do give grant and confirm unto Thomas Bryan Martin of the County of Frederick Esqr a certain Tract of waste and ungranted Land on Potomack River in the said County known & distinguished by the No 11 in a Plat of Survey made by Mr. Guy Broadwater and is bounded as followeth Beginning at a black Walnut standing on the banks of the said River and the foot of a Mountain and extending down the said Branch No 45° Et Sixty poles thence No 80°d Wt 74 poles to a Red Oak and a forked poplar upon the banks of the said River where it makes a very short Turn Extending still down the said Branch No 1° Et 186 poles thence No 24° Et Sixty six poles thence Et One hundred poles Near the House that William Anderson now Lives Still the main Course Et One hundred and forty poles Into the Mountain thence So three hundred poles thence Wt One hundred and fifty poles to the Beginning containing four hundred and Seventy one Acres. Together with all Rights Members and Appurtenances unto belonging Royal Mines Excepted And a full Third Part of all Lead, Copper, Tinn, Coals, Iron Mines and Iron Ore that shall be found thereon. To have and to hold the said four hundred and seventy one Acres of Land. Together with all Rights Profits and benefits to the same belonging or in any wise appertaining Except before Excepted To him the said Thos Bryan Martin his heirs and Assigns for ever. He the said Thomas Bryan Martin his Heirs and Assigns therefore yielding and paying to me my Heirs or Assigns or to my certain Attorney or Attorneys Agent or Agents or to the certain Attorney or Attorneys of my heirs or Assings Proprietors of the said Northern Neck yearly and every year on the feast day of St Michael the Archangel the Fee Rent of one Shilling ^Sterling money for every fifty acres of Land hereby granted and so proportionable for a Greater or lessor Quantity: Provided that if the said Thomas Bryan Martin his heirs and Assigns shall not pay the before reserved annual Rent so that the same or any part thereof shall be behind and unpaid by the Space of two whole years after the same shall become due if lawfully demainded that then it shall & may be lawful for me mey heirs or Assigns Proprietors as aforesiad my or their certain Attorney or Attorneys Agaent or Agents into the above granted premises to reenter and hold the same so as if this Grant had never passed. Given at my office in the County of Fairfax within my said proprietary under my hand and Seal.
